General: Comply with all requirements referenced specification Section for each item.  1. Item No. 1: Slate Roof Tile Replacement a. Description of Unit Price Work: As specified in Section 073126 – SLATE SHINGLE REPAIR, work under this item includes the removal, salvage (where indicated), and replacement of slate roof tiles. Work includes selective removal of existing slate, furnishing and installation of new slate tiles to match existing in size, thickness, color, and texture, installation of appropriate fasteners, replacement of underlayment at disturbed areas, and all cutting, fitting, and integration with adjacent roofing materials required for a complete and watertight installation. b. Unit price includes the net, incremental added costs of removal, salvage handling, stockpiling, furnishing and installing new slate, underlayment replacement, fastening systems, and disposal of unusable materials, less the cost included in the base roofing scope. c. Unit of Measurement: Square Foot (SF) d. Base Bid Quantity: Area indicated on the roof plan.    2. Item No. 2: Brick Mortar Repointing a. Description of Unit Price Work: As specified in Section 040120 – MASONRY RESTORATION AND CLEANING, work under this item consists of repointing existing brick masonry joints. Work includes raking out existing mortar to the required depth, cleaning of joints, pre-wetting as required, furnishing and placement of new mortar to match existing in color, composition, and tooling profile, tooling and finishing of joints, curing, and cleaning of masonry surfaces. b. Unit price includes the net, incremental added costs of mortar removal, surface preparation, mortar materials, installation, finishing, curing, and final cleaning, less any masonry work already included in the base bid. c. Unit of Measurement: Square Foot (SF) d. Base Bid Quantity: Area indicated on building elevations.  3. Item No. 3: Copper Flashing and Trim a. Description of Unit Price Work: As specified in Section 076200 – COPPER SHEET METAL FLASHING AND TRIM, work under this item includes the removal and replacement or installation of copper flashing at roof edges, joints, penetrations, and transitions. Work includes fabrication of flashing to required profiles, installation of cleats and fasteners, soldering and sealing of joints, and integration with adjacent roofing and wall systems to provide a continuous watertight assembly. b. Unit price includes the net, incremental added costs of removal (where required), copper material, fabrication, accessories, fasteners, installation, soldering, sealing, and all work necessary for a complete installation, less flashing work included in the base bid. c. Unit of Measurement: Linear Foot (LF) d. Base Bid Quantity: Area indicated on building elevations.  4. Item No. 4: Copper Gutters a. Description of Unit Price Work: As specified in Section 076200 – COPPER SHEET METAL FLASHING AND TRIM, work under this item includes removal and replacement or installation of copper gutters. Work includes fabrication of gutters, installation of hangers, brackets, and supports, provision of outlets, end caps, and expansion joints, soldering and sealing of joints, and connection to adjacent drainage systems. b. Unit price includes the net, incremental added costs of removal (where required), copper material, fabrication, accessories, fasteners, installation, soldering, sealing, and all work necessary for a complete installation, less flashing work included in the base bid. c. Unit of Measurement: Linear Foot (LF) d. Base Bid Quantity: Area indicated on building elevations.    SCHEDULE OF ALTERNATES A. Alternate No. 1 Base Bid: Repair two window lintels as indicated on the architectural and structural drawings. Alternate: Replace two window lintels as indicated on the architectural and structural drawings should further investigation reveal existing conditions not suitable for repair.  1. Affected Sections: This Alternate applies to the work of Section 055000 – Metal Fabrications. 2. Affected Drawings: The work of this Alternate is shown on details 7 and 8 / S.500.  B. Alternate No. 2 Base Bid: Repair exterior concrete stair as shown on the structural drawing. Alternate: Replace exterior concrete stair complete should demolition reveal existing conditions not suitable for repair.  1. Affected Sections: This Alternate applies to the work of Section 033000 - Cast-In-Place Concrete. 2. Affected Drawings: The work of this Alternate is shown on details 4, 5 and 6 / S.500.  C. Alternate No. 3 Base Bid: Install rail lighting (RL-1} on new exterior ramp to comply with code-required egress lighting. Alternate: After new ramp is built, conduct photometrics of entire length of ramp to confirm acceptable code-required egress lighting. If existing light levels comply, do not install rail lighting (RL-1}.  1. Affected Sections: This Alternate applies to the work of Section 260001 – Filed Sub Bid Electrical. 2. Cambridge Housing Authority, in its capacity as managing member, acting on behalf of Essex Street Management, Inc., the Owner and Awarding Authority, invites sealed bids for the Selective Renovation at Somerville Village at 114 Temple Street, Somerville, MA 02145.  The project consists of selective interior and exterior renovations to the building based on a Capital Needs Assessment and accessibility review.
